I find your videos very helpful and gives me ideas for my rentals & home repairs and I also really enjoy your very light hearted approach and your humor! I have a Section 8 rental that I recently got called for the tenant ripping the bathroom sink from the wall. Found other significant issues of negligence while there. Clearly, your tenant in this case is also negligent as some of the damage is well beyond 'wear and tear'. Do you charge the tenant or your local HUD for the negligence and repairs? Not renew lease/evict? If you do charge, do you hold it against the security deposit when the lease terminates? Also, how do you charge for your time for these repairs? Thanks for any response to the above. I only have 1 unit rented and have another on the market for Section 8. I have only been in this game for <1 year but am completely fascinated by it.

I totally agree on the catch and no catch and odd wording on Section 8 inspection reports. Yep, doors and drywall somehow every year get destroyed. Copper pipe below is very odd but could have been a Friday evening job, "Got this on the truck, should I try it?", "It only has to last past the warranty period, sure use it I want to go home"

i have a laundry shop. and my technician told me wd40 works. it do work but its not like yours. yours looks like unmaintained unlike ours. if theres too much work load for the dryer it tars just get off on its own. plus never seen one stick on to other clothes but its somehow goes in the filter i guess

Did you never schedule inspections section8 does inspections when you recertify yearly something aint right i use to believe this about section 8 until i got a voucher and they inspect before you move in and after every recertification and my landlord schedule twice yearly inspections every 6 mos and also if you allow your home to get like this section 8 will cancel your voucher the fact that this house looks like this speakes volumes about the renter and and says something about the landlord also be proactive not reactive

Just found your channel and your videos are making me cry. 😭 I’m disabled and inherited my mom’s 3 unit property. I live in one and rent out the other two. I have been super kind to my tenants-backyard bbq’s, etc. I feel like they take advantage of me because of my disabilities. My section 8 tenant has been with me for 4 years. When I met her she was living in a motel with her children-subsidized by charities for homeless. Last November after we resigned the lease for another year, she moved in a boyfriend. The housing authority do not return phone calls. I just have to wait for her lease to expire and then not renew. It hurts because my entire family was kind to her when she was in need. Furnished her apartment, gave her kids Christmas. I guess I have to learn this is a business and kindness is looked at as weakness. That’s not how I live my life, but…. It hurts my heart that you trust people enough to live in your home and they do stuff like I see on your videos. They make me itch just watching.
